September 2023 Walpole, MA Real Estate Market Update

Currently there are only 11 single family homes available in Walpole, MA. The inventory of single-family homes for sale in town is down 48% from this time last year which has contributed to a 7.22% increase in the average sale price through 3 quarters of 2023 in comparison to the same time period last year. 

The average list price in town has increased by 36% from September 2022 while the number of single-family listings that have come on the market is down by 22%. Given the decline in the number of listings that have come on the market in Walpole the total number of single-family homes sold in town is down by 22% compared to the same time last year. 

The average amount of time it takes for a seller in today's market to receive an acceptable offer is just 15 days.

 

There is a limited number of condominiums in town available as well. Currently there are only 3 available condo’s available for purchase and 2 out of the 3 of them are in age restricted communities.

The average sale price for a condominium in Walpole is currently $569,626 which represents an increase of 13% from this time last year while inventory of condominiums is down 80% from the end of the 3rd quarter 2022.

The average home prices in Walpole, MA should continue to increase if inventory levels remain at an all-time low.

Interest rates will remain an important factor on whether inventory will increase or remain low. Many current homeowners either purchased or refinanced when rates were significantly lower. This factor is keeping some would be sellers on the sidelines in favor of keeping the very low interest rate that they received when they purchased or refinanced.
