The first time you meet with one of our Lifestyle Advisors, they will discuss what YOUR selling objectives are. This is a good time to ask questions. They will give you an idea of what to expect during the selling process and how we approach selling homes a little different than some other brokerages out there. We will discuss preliminary ideas for pricing, house preparations and how we'll create a plan to showcase the lifestyle associated with your location. Since no 2 houses, sellers, or situations are the same, you will work together with your Advisor to create a CUSTOMIZED plan that fits YOUR real estate goals.
Once you decide you are ready, your Lifestyle Advisor will review your customized marketing plan with you along with all of the necessary agreements needed to put that plan in motion. At that time, you'll also create your showing instructions and set your communication expectations.
Before putting your home on the market, you will want to ensure it is attractive to the largest pool of potential buyers as possible. Your Lifestyle Advisor can provide you with a detailed Home Preparation Consultation and a Selling Tips Worksheet. You will go over what attracted YOU to the home and discuss YOUR favorite features. It's these features that will most likely sell the home to a new buyer and your Advisor will help to accentuate these features. As you walk through the property with your Advisor, they may discuss minor repairs, curb appeal tips, staging, and making your property feel welcoming to potential buyers.
Pricing your home competitively, at the start, will create more activity among brokers and buyers and lead to a more successful sale.
Establishing the value and list price for your property involves researching and comparing similar properties (no 2 homes are the same) and weighing factors including location, condition, amenities, current LOCAL market conditions and LOCAL forecasted trends. Together, with your Advisor, you will arrive at a competitive price aimed at generating the most buyer activity.
Your Lifestyle Advisor understands where buyers come from, this allows them to target market your property competitively. Creating excitement in the marketplace through consistent and aggressive marketing efforts and integrating online and offline efforts is key to a successful sale. Along with your CUSTOMIZED plan, your Advisor will use our maximum exposure marketing plan, which includes: Social media pre-marketing, comprehensive internet marketing through our site, Realtor.com, Zillow.com, Trulia.com, Yahoo.com and dozens of other sites designed to maximize your homes exposure.
Your Advisor will also use methods like public open houses, yard signage, property feature sheets and their network of other Realtors® in the community to make sure everyone knows that your home is for sale.
Your Advisor will remain in constant communication with you and give you progress reports on showings and all activity.
The complexities of processing documents for the transaction will be made very easy for you through continuous guidance, communication and our online document sharing portal. Your Advisor will review all offers and the terms of each offer with you and negotiate on your behalf so that you obtain the best possible price with the most favorable terms for your home while always protecting your bests interests.
Once your home receives an accepted offer, your Advisor will coordinate everything that you'll need in order to get to the closing table.
